⚠️ 2026 Triennial Reassessment — South & West Suburbs

Cook County reassesses one-third of the county each year. In 2026 the south and west suburbs get new values. If that's you, appeal season is critical this year — a reduction can hold until the next triennial reassessment.

Common
Questions.

When is my township's window?
Cook County opens each township for about 30 days on a rolling calendar published every year at cookcountyassessor.com. Missing the Assessor window isn't fatal — the Board of Review opens separately later in the year.
Is appealing really free?
Yes. Both Cook County levels and downstate Boards of Review charge nothing to file, and residential owners don't need an attorney. Contingency firms typically take 30–50% of first-year savings — doing it yourself keeps all of it.
What's a uniformity appeal?
Illinois lets you argue your assessment is higher than comparable neighbors' — even without recent sales. Our scraper pulls assessed values per square foot for similar homes in your neighborhood code.
How long does a reduction last?
Generally until your area's next reassessment (triennial in Cook County, quadrennial in most other counties) — though you can and should appeal again any year the value looks high.
Where do I find comparable data?
Cook County's open data portal publishes assessments, characteristics, and sales for every parcel — free, no login. Our Python scraper turns it into a CSV you can import above. Downstate, check your county's online parcel search.
Is this legal advice?
No. This site is for informational purposes only and is not legal, tax, or appraisal advice. For complex cases, consult a licensed Illinois property tax attorney.
